Option #1: Maximize the space you have

Shelf to the ceiling: Install racks in your storage spaces that reach all the way to the ceiling. You can even get a system with an attached sliding ladder so you won't have the steps taking up room.
Slide for space: If you have some depth to your current storage space, opt for a modular system of sliding shelves on rails. You simply pull out the shelf you need. You end up with more room since there is no need for walkways between the shelves.
Opt for consistency: Choose storage containers of the same size and shape so space isn't lost to an odd-sized box. They should also preferably be made of a sturdy material, such as plastic tubs, so that you can stack them easily.
Use hidden spaces: Install shelves around the perimeter of the room, just below the ceiling, for storage and use doors or décor to hide it. If you have a customer area, use storage benches and tables instead of regular waiting room furniture. There are probably quite a few instances of wasted space you can reclaim if you look around.
Option #2: Onsite storage
You may not want to go to a storage unit, but you can bring the storage unit to you. If you have no interior space to work with or you are dealing with the need to store large pieces of equipment, then an onsite storage container is the answer.
These containers are usually sized to fit on the back of a flatbed truck, which means you will need to sacrifice a parking lot space. It's also important to install a sturdy lock since you don't want someone to steal your stored items. As a general rule, do not store anything in an external unit that contains sensitive information, such as customer records.
