Before you can show off this great model home, you have to get the customer in the door. The best way to do that is to make the home look inviting from the outside. The better the home looks when people drive up to it, the more likely they are to come in and check it out. If the model is in a development, make sure the grass is cut, the landscaping looks great and when you are building the model, put it in a part of the development that is finished. More homes around the model can help the potential buyer get a sense of community just driving into a completed development and that might be one of the big selling points for your buyer.

When the home is complete, it is a good idea to have a home staging company bring in some furniture and set the home up so it feels lived in. The staging needs to really hit the mark here. If the staging is a couch, a bed, and a table, it is gonna feel like it has had a few items thrown in for effect. It might be worth hiring a decorator to layout and design the staging for you if the company you are working with for the furniture does not have a designer on staff. Sometimes these companies rent the furniture to you and deliver it but are not stagers. It is important to get the right look in the home and sometimes it takes someone with that special talent to achieve that.

Renting or Buying

When you get ready to set up the model home for your development, take the time to consider how long it will be used. If your company is building homes in the development over a period of years, you might want to consider buying furniture for the model. Renting the model home furniture for several years could become quite costly over time. One reason to rent the furniture is that you might be able to change the design and keep it looking new and fresh over the time that the model is set up. Changing the look and feel to keep current with designs and styles that are changing helps keep you in touch with the customers that will be walking through the model.
